Someone inside in danger? Ring 999 first.

Locked out in Southwark? Three first steps

  1. Ring with the full postcode

Give us the whole postcode and the street, not just SE15 or SE1. Thirteen of the fifteen postcode districts that reach into Southwark also take in part of a neighbouring borough, so the full postcode is what places you.

  2. Tell us the door, and whose home it is

Is it a block's shared entrance, your own flat door, or a house? Do you own it, rent it privately or let it out? Those two answers decide who you deal with and who pays.

  3. Have proof of address to hand

We ask everyone to show that they live there. A tenancy agreement, a rent letter or a bill in your name at the address is the kind of thing to have ready.

Our prices are subject to VAT. If the door cannot be opened without damage, you may also need to pay for a replacement lock or a door repair.

Well organised from first phone call. The lady was quick, efficient and she was able to give us a price for the job straight away. Edward (apologises if I have mis-remembered your name!) was excellent. He was super friendly and professional. He clearly was experienced and had our front door open again in minutes after locking ourselves out with another set of keys still in on the other side! The price was excellent for an emergency callout on a Sunday. (Leicestershire area) Highly recommended.

Southwark emergency locksmith: the short answers

Cost
£59 an hour plus VAT on weekdays, 7am to 6pm; £69 an hour plus VAT at all other times. One hour minimum, and no call-out charge.
How long
We tell you on the call when the nearest locksmith can reach you, then send live updates while they are on the way.
Break-in
Ring 999 if anyone is in danger or it is still happening, otherwise 101. Then ring us about the door. Council tenants should report it to the council as well (after a break-in).
Private renters
Lost your keys? Ring us, or your landlord or agent if they keep a spare. Locked out by your landlord? Southwark's tenancy relations team says to "call 020 7525 4113 at any time".
Landlords
Your tenant can ring us from the door, or you can ring for them with the address. Agree between you who pays before work starts.
Council tenants
Lost your keys? Southwark Council lists "catches and locks" as a tenant repair, so you may have to pay. Ask on its free 24-hour line, 0800 952 4444, or ring us.
Shared entrance
A faulty entrance door or entry panel is for whoever runs the block to fix. You only need us if your own flat door is shut too (Which Southwark door are you outside, and whose call is it?).

You ring from a Southwark doorstep: what happens next

Is there anyone I should try before I ring a locksmith?

Yes. Take a minute to think who else might have a key, or who else should hear about it.

  • You rent privately: your landlord or letting agent may keep a spare. If they can bring it round, nobody needs to open the door.
  • You own the home: a relative, a neighbour you trust, or a key safe by the door may already solve it.
  • Southwark Council is your landlord: its repairs line, 0800 952 4444, is free and answers 24 hours a day. It treats as an emergency "anything that would be a danger to a person or building if not fixed", so ask whether your lockout counts.
  • A child or anyone at risk is inside, or something is left on the hob: ring 999 first.
  • Your block has a shared entrance: if a neighbour lets you through it, only your own flat door is left to open.
  1. You ring us

Give us the postcode and we send a locksmith to it, day or night.

    • When we answer Every day of the week, 24 hours
    • Live updates on the arrival time once a locksmith is on the way

How soon can someone get to me in Southwark?

It depends where the nearest locksmith is finishing their last job, because they set off from there, not from a depot. We tell you when you ring.

  2. We ask a few questions

Which door are you outside: a block's shared entrance, your own flat door, or the front door of a house? Do you own the home, rent it privately or rent from the council? And what has happened: lost keys, a snapped key, or a lock that will not turn?

    Which door, and whose decision

It's my own flat. Can you just open it?

Yes, once you have shown us that you live there (what to have ready). Changing the lock is a separate decision.

  3. We put the quote in writing

Before any work starts you get a written quote: the labour time expected, the parts by name, VAT, and the estimated total. If a new lock is needed, its make and standard are on it too. If the job changes, for example a lock that has to be drilled, the locksmith stops and quotes again before going on.

It's the middle of the night. Will anyone answer?

Yes. Calls are answered through the night, the same as in the day. Labour between midnight and 7am, every day, is charged at our evening, night and weekend rate.

  4. The locksmith gets you in

The locksmith opens the door. We also offer non-destructive entry as a service, and our emergency entry page explains how a lockout call-out works.

Half my key is stuck in the lock. Is that a different job?

Yes. Getting the broken piece out is its own task, and we quote it before starting. Our broken key extraction page shows what it involves.

  5. You get the itemised report

When the work is finished you are given an itemised report of what was done. Who to pass the report to.

What a Southwark lockout costs, and who pays

The bill is the locksmith's time plus any parts. Who pays it depends on whose home it is.

A tagged ring of new keys, left in the door after a lock change.

How much will a locksmith cost me in Southwark?

Opening a locked door is charged at our hourly rate: £59 an hour Monday to Friday, 7am to 6pm, and £69 an hour at all other times, plus VAT. With VAT that is £70.80 or £82.80 an hour. The minimum is one hour, then time is counted in 15-minute steps, and there is no charge for the call-out, travel or parking.

So a weekday daytime opening that takes up to an hour and needs no parts comes to £70.80 in all. If the door cannot be opened without damage, a new lock or a door repair is added, priced on the written quote first.

Who pays depends on your home. If you own it, you do. If you rent privately, your tenancy agreement may say, and the invoice shows your landlord or agent what was charged. If Southwark Council is your landlord, its responsibilities page puts "catches and locks" on the tenant's side, so the lock may be yours to pay for even though the front door is the council's. But if a failed lock leaves the home insecure, report it on the council's repairs line: "An insecure door, window or lock" is on the council's Right to Repair list. If you pay for that repair yourself, part 5B of its tenants' handbook refunds only "the costs we would have had to pay", and only if every condition is met, including "The work does not cost more than £320".

Work out the labour cost

We charge labour by the hour, with a one-hour minimum and 15-minute steps after that. Choose when you need the locksmith and how long the job takes; your locksmith tells you the expected time before starting.

Labour £59.00 + VAT £11.80 = £70.80

Labour only. Parts, such as a replacement cylinder, and any door or frame repair are quoted separately, in writing, before work starts. No call-out charge.

What makes one job cost more than another

What makes one job cost more than another

Four things change the bill: when you need us, the lock and door, any damage, and parts.

  • When you need usEvenings, nights and weekends are charged at the higher hourly rate. Ask which rate applies when you ring.
  • The lock and the doorA simple nightlatch on a flat door is a different job from an anti-snap cylinder or a uPVC multipoint lock.
  • DamageA snapped key, a forced door or a jammed mechanism takes longer.
  • PartsA new cylinder or lock body is priced on its own line, apart from opening the door.

If a quote lumps time, lock, damage and parts together, it is hard to check.

How can I tell on the phone whether a locksmith is genuine?

Ask these four things before anyone sets off. If a firm will not answer one of them, ring someone else.

  1. What is your company name, and where are you based?
  2. Will I have the estimated total in writing before you start, with labour, parts and VAT shown, and will you stop and tell me before it goes over?
  3. Will you ask me to prove that I live here?
  4. Who is coming, and will they show ID at the door?

Ask us the same questions. We are All Service 4 U Limited, company number 07565878. Our head office is at 37A Church Hill Road, East Barnet, north London EN4 8SY, and our locksmiths are based and work locally. Ring us on 020 3627 0820.

What should a locksmith's written quote show, and can I cancel once I've said yes?

Six things, in writing, before anyone touches the door: the cost of getting a locksmith there, the labour, the parts by name, VAT, the estimated total and any extras.

The six lines of a written quote show what ours says against each one.

Once you have said yes to an urgent call-out, you may not be able to cancel.

The six lines of a written quote
LineWhat it is forWhat ours says
AttendanceGetting a locksmith to youNo charge for travel, parking, fuel or congestion. Labour starts at a one-hour minimum.
LabourOpening the door, and any fittingCharged by the hour, at the rates in our price table.
PartsThe lock or cylinder, by nameIts make and the standard it meets.
VATWhether the figure includes itShown, so you can see whether the total includes it.
TotalWhat you can expect to payThe estimated total. If it is going to be higher, we stop and tell you first.
ExtrasAnything on top of opening the doorEach one marked as an extra, with its own price.

So agree the price before you say yes.

Can you cancel? Your rights, and where they stop

The Consumer Contracts Regulations 2013 normally let you cancel a contract made away from the trader's premises. Regulation 28(1)(e) takes that right away when you have specifically asked the trader to visit to carry out urgent repairs or maintenance.

So if you asked someone to come and carry out an urgent repair, the usual right to cancel may not apply.

There are two limits. The regulations do not mention locksmiths, so they do not settle whether an emergency lockout counts as an urgent repair. And under regulation 28(2) the exception does not stretch to extra services added on, or to goods other than the replacement parts the repair needed.

Is the price of a new lock fair?

You can only judge that if you know what the lock is. Before it goes in, ask what make it is, which standard it meets and what it costs. All three are written on our quote, so you can look the part up before you say yes.

Getting back in and fitting a new lock are separate decisions. An upgrade is an extra with its own price, and you can turn it down; council tenants should ask the council first.

Can I pay by card?

Yes. You pay the engineer against the invoice, by credit card or in cash.

How not to be overcharged at your own door

Only deal with a locksmith you rang yourself, and never let work start on a price you have no way to check.

What Southwark trading standards says

The knock at the door. Southwark Council's guide to choosing a trader, last updated on 3 February 2025, says never "deal with uninvited doorstep traders – good traders do not need to knock on doors for work". It is written about home repair traders in general, and it applies just as well to a locksmith.

The extras. The job you called about is getting back in. A better lock is a separate choice (is the price fair?).

Which Southwark door are you outside, and whose call is it?

Each door has someone different in charge of it. That is why the first thing we ask is which one you are standing at.

  • On the street

    The block's entrance door

This door belongs to the building, not to any one flat. On a council estate it is Southwark Council's to fix; in a privately run block it is for whoever runs the building (who sorts it out).

  • Inside the block

The hallway and the entry panel

Southwark Council's tenants' handbook says the council has provided door entry security systems to a large number of properties, designed "so only people who live in your block or their visitors can get in", and lists "A door entry system not working" as a repair it covers. In a private block, ask the people who run it for their out-of-hours number.

  • Your own door

    Your flat or house door

If you own the home, it is your decision. If you rent, a new lock is something to agree with your landlord or agent first (do you need their permission?).

  • A fire door

If your flat door is a fire door

Check with whoever manages the building before the lock is changed or the door is drilled (why fire doors are different).

Locked out of a house rather than a flat? Our house locksmith page covers that. For a flat door, see locksmith services for flats.

I rent a flat in Peckham and I'm locked out. Does my landlord have to agree before you open the door?

We don't ask for it to get you back in. Renter or owner, we open the door once you have shown us that you live there.

Changing the lock is a different matter, because a new lock is a change to the property. Tell your landlord or agent before it goes in, and check what your tenancy agreement says about locks and keys.

What your landlord can and cannot do, and what to have ready

Your landlord has limits too. gov.uk says a landlord must give you at least 24 hours' notice of a visit and come at a reasonable time of day, unless it is an emergency and they need to get in straight away. Nothing in that guidance lets a landlord change the locks to keep you out; if your landlord has changed the locks explains where you stand.

When you ring us, have the address, your flat number, and your landlord's or agent's name to hand.

The block's front door won't open or won't shut. Who sorts it out?

Whoever runs the building. On a Southwark Council estate that is the council, and its handbook says residents can report "a security door not closing properly" on its repairs line. On timing it says: "If there is a danger to your health and safety we will try to attend within two hours of the repair being reported, or within four hours if it’s about heating, estate lighting or door entry systems." It does not say which of those applies to an entrance door that will not shut, and both are the council's targets for its own contractor, not ours.

Late at night, when nobody who runs the building answers

A neighbour may be able to let you through the entrance. Then the only locksmith job left is your own flat door.

That door is ours to open: ring 020 3627 0820 at any hour.

Does it matter that my flat door is a fire door?

Yes: it changes what to ask before anything is drilled or fitted. gov.uk's fact sheet on fire doors says they are there to stop or slow the spread of smoke and toxic gases, and that the checks look at whether the closer shuts the door and whether the seals and hinges are fitted properly.

The fact sheet does not mention locks. The careful course is to ask the building's manager before a lock is changed or the door is drilled. If Southwark Council is your landlord, that means asking the council.

Ask your managing agent which duty covers your building; its height decides. Our fire door inspection and fire door repair pages describe that work.

Who must check fire doors in a block

It depends on how tall the building is. The Fire Safety (England) Regulations 2022 say that in a block with two or more homes and a top storey more than 11 metres up, the responsible person must use best endeavours to check flat entrance doors at least once every 12 months, and check fire doors in the shared parts at least every three months.

In a block of 11 metres or less there is no set interval, but fire doors, including flat entrance doors, must still be kept able to give adequate protection. Whatever the height, the responsible person has to give residents information about fire doors.

Renter, landlord, owner or business in Southwark: where to start

Owners, private renters, landlords and businesses all ring us on the same number.

  1. You rent the home

Give us the address, tell us which door, and say that you rent. Changing the lock is a separate decision to take with your landlord or agent (do you need their permission?).

If Southwark Council is your landlord: you can ring its emergency repairs line and ask whether a lockout counts, or ring us.

  2. You let the property out, or manage it

Tell us the address and why you need us: a lost key, a tenant who has moved out, or a door that has been forced. We change the lock, and the itemised report goes in your property file.

Lock changes after a bailiff-led eviction are covered on our eviction locksmith page. If the tenant still lives there, remember that gov.uk counts changed locks among the signs of illegal eviction.

There is more on our locksmith services for estate agencies page and in our landlord advice.

  3. You own the home

Give us the address and say whether there is a shared entrance. Your own door is your decision, and each option is priced separately on the quote: a standard cylinder, a higher-security one, or a repair. If you own a leasehold flat in a council block, ask the council's homeowners team before you change anything on the flat door.

  4. A shop, office or other business

A business around Borough, Bankside or anywhere else in Southwark rings the same number, 020 3627 0820. Business premises are covered on our commercial locksmith page, with separate pages for offices and shops.

Who we help, and when another page fits better

We take calls from owners, renters, landlords, managing agents and small businesses with a lockout, or with a lock that has failed or been forced, at a home or business in Southwark.

  • Keys locked in the car

Car lockouts have their own page: see our auto locksmith service.

  • Fitting a smart lock

A smart lock is something you plan, not an emergency. Our smart lock page covers it.

My landlord changed the locks while I was out. Can they do that?

Often they cannot. Changing the locks to keep a tenant out can be illegal eviction, although a lodger who lives with the landlord, and some other excluded occupiers, are in a different position.

What gov.uk says, and who to ring in Southwark

gov.uk says a landlord may be guilty of illegal eviction if you are not given the notice they are required to give, if you "find the locks have been changed", or if you are evicted without a court order. It adds that councils can prosecute landlords for harassment or illegal eviction.

The exception is an excluded tenancy or licence, such as a lodger living in the landlord's home: there, gov.uk says, the landlord can change the locks on your rooms. Whether yours is excluded depends on your circumstances.

In Southwark, ring the council's tenancy relations service on 020 7525 4113, which it says you can call "at any time", or email tenancy.relations@southwark.gov.uk, before anything is done to the door. It advises private renters on "harassment", "threats from your landlord" and "eviction". If you are homeless or at risk of it, the council's out-of-hours number is 020 7525 5000.

Locked out now? We send a locksmith day and night

Ring with your postcode and tell us which door. You hear the rate on the call, and the written quote comes before any work starts.

When the locksmith reaches your door

Who will turn up at my door?

One of our locksmiths, who shows ID at the door. Our ISO and SafeContractor certificates can be checked with the bodies that issued them (how to check us). If Southwark Council sends its own contractor instead, its tenants' handbook says "All our workers and contractors carry identity cards", and gives advice that holds for any caller: "Genuine callers will not mind being asked for identification and will expect you to ask."

Have your locksmiths been DBS checked?

Our operatives hold DBS Basic checks, and a few hold DBS Enhanced checks.

If that matters for your home, for someone vulnerable who lives there, or for a managed block, ask on the call which check the locksmith coming to you holds.

What proof will you want, and what if I've no photo ID on me?

We ask everyone for proof that they live at the address before the door is opened. A locksmith who skips that question would open your door for anyone.

Photo ID shows who you are, not where you live. So have something with your name and this address ready if you can: a tenancy agreement, a rent letter, a bank or utility bill, or a council tax letter.

Ask about proof when you ring, so you can look for it while the locksmith is on the way.

If you have nothing to show

Tell us on the call, before anyone sets off, including if your papers are locked inside with your keys. That is better raised on the phone than on the doorstep.

Will the door get damaged, and who pays if the frame does?

That depends on the lock. Some anti-snap and high-security cylinders, and multipoint locks with a jammed mechanism, are harder to open without damage.

Who is responsible if the door or frame is damaged during the work is written on the quote before anything starts.

If you have lost every key, our lost keys page sets out the options.

In a rented flat, tell your landlord or agent before work starts, and photograph the door and frame before and after, so the state of the door is on record from the same day.

After the job, or after a break-in

After a break-in, ring the police first.

A sample of the itemised report (an illustration, not a real customer’s report)

What will I have in my hand once the door is open?

An itemised report of the work we did.

  • In writing A record of the job that you can keep or pass on.

After a break-in, file it with the crime reference.

If you rent, you can forward it to your landlord or agent so they can see what was done and why.

Keys, and any work still to do

If a new lock went in, make sure you are handed every key that comes with it.

A forced door can need more than a new lock, such as a frame repair; our uPVC door repair and timber door repair pages describe that work.

Someone has broken in. What do I do first?

Ring the police. gov.uk says to call 999 if you or anyone else is in immediate danger or the crime is still happening. Otherwise ring 101 from anywhere in the UK, or report it online.

Get the crime reference number, and ask your insurer what it needs from you.

Getting the door secured, council tenants included

Before arranging any repair, ask the officer whether the door can be dealt with straight away. Whether forensic work is needed first is the police's decision.

If Southwark Council is your landlord, report it on 0800 952 4444. Its tenants' handbook lists "Making your property secure following a break-in" as an emergency repair and says: "Our contractor will attend within 24 hours. Where there is a danger to your health and safety, we will try to attend within 2 hours of you reporting the repair. As this is a ‘make safe’ service, we may carry out the full repair as a lower priority." Those are the council's targets for its own contractor, not ours.

If you own the home or rent privately, ring us once the police say the door can be dealt with, and we quote what it needs: a new lock, a temporary repair, or boarding up if the frame or glass is broken. Our burglary repair page covers that work.

Our workmanship guarantee: six months on labour

Our workmanship guarantee

Our guarantee covers labour for faulty workmanship for six months from the date of completion.

  • It is void if our work is misused or neglected by anyone else, or repaired, modified or tampered with by anyone other than an All Services 4U engineer.
  • It does not cover materials you supply or consequential damage.
  • Keep your invoice: the six months run from the date the work was completed.

Keep the quote with the report in case you ever need to claim on the guarantee.

Certified, insured and registered

Who is accountable: our certificates, our insurance, and how to check them

Which certificates does All Services 4U hold, and how do I check them?

At All Services 4U, we hold ISO 9001:2015 (certificate GB-Q265-1), ISO 14001:2015 (EM-1102) and ISO 45001:2018 (HS-1102) certificates and SafeContractor approval (SY1948). We also hold Once For All Health & Safety and Constructionline Gold, and we are NICEIC approved for our electrical work. Ask us for a copy of any certificate and we send it.

Are locksmiths regulated in the UK, and is All Services 4U MLA approved?

Locksmiths are not regulated by the Government in the UK, and All Services 4U is not a member of the Master Locksmiths Association (MLA). The MLA, the trade's voluntary body, says "the locksmithing industry is not regulated in any way by the Government in the United Kingdom".

What you can check about All Services 4U instead: our company number at Companies House (07565878), our ISO 9001 and SafeContractor certificates with their issuers, and our published hourly rates. Our insurance confirmation is sent on request, and you can ask on the call which DBS check the person attending holds.

What you will find at a Southwark front door

In nine of the ten Southwark neighbourhoods in the table below, most households live in flats; if there is a shared entrance as well as your own door, tell us on the call. Dulwich Village is the exception: fewer than three in ten households there live in flats.

Council homes are mostly in blocks too; Southwark Council says "over 90 per cent of our housing in Southwark is in blocks". At a house, the front door may be timber with a nightlatch or a mortice deadlock, or uPVC with a multipoint lock that engages when you lift the handle.

Ten Southwark neighbourhoods, side by side
  • Borough and Bankside (SE1): 94.3% of households live in flats and 44.4% rent privately, more than anywhere else in the table, so there is often a landlord or agent to tell afterwards.

  • Camberwell (SE5): 55.1% of households rent from the council or a housing association, the highest share of the ten, so for many people the landlord's repairs line is one of the first numbers to try.

  • Peckham (SE15): three in four households live in flats and nearly half rent from the council or a housing association, so tell us which door it is and who your landlord is.

  • Bermondsey (SE16): 77.7% of households live in flats and 43.1% rent from the council or a housing association.

  • East Dulwich (SE22): 61.6% live in flats, 23.1% in terraced houses, and a third rent privately.

  • Nunhead (SE15): 59.5% of households live in flats and 28.8% in terraced houses, so the door you are outside could be either.

  • Dulwich Village (SE21): only 27.4% of households live in flats and 32.9% in terraced houses, the highest terraced share of the ten, so the door is more often a house's own.

All figures are shares of households from Census 2021, at neighbourhood (MSOA) level. Each name stands for the neighbourhood that contains a sample postcode near its centre, which is a working mapping, not an official boundary; Borough and Bankside fall in one neighbourhood, as do Rotherhithe and Surrey Quays. "Social rented" counts council and housing association tenants together.

Renting from a housing association? Its own repairs line applies, not Southwark Council's; your rent letter names your landlord. The council route is under where to start.

Where in Southwark we send locksmiths

We send locksmiths across the London Borough of Southwark, day and night, including these neighbourhoods and the fifteen postcode districts that reach into the borough. None of our written-up jobs is in Southwark yet; three nearby are in Battersea (about 2.2 miles away), Victoria (3.1 miles) and Sydenham (3.4 miles).

Want the lock changed, not just opened?

Tell us the door and the lock you have now. We quote the labour and the named lock, with its make and standard, in writing before we start.

Changing the lock afterwards: what to fit, and who to ask first

BS 3621, TS 007 and PAS 24: what each one means

The law does not require any of these three standards on the door of a home that already exists, and each one covers something different. Whatever lock we fit, the standard it meets is written on our quote.

Your home insurance policy says what your insurer expects, so check its wording before you pick a lock.

The three standards in turn
  • BS 3621:2017

The standard for thief-resistant lock assemblies worked by a key from inside and outside the door.

Used for: Locks on front, back and entrance doors

  • TS 007

The Door and Hardware Federation's standard for replacement cylinders and the hardware that goes with them. A door reaches its three-star level with a three-star cylinder, or with a one-star cylinder plus two-star security hardware.

Used for: Cylinders fitted in doors

  • PAS 24

Sets enhanced security performance for doorsets and windows, and sits behind Approved Document Q of the Building Regulations.

Used for: Complete doorsets and windows, not a lock on its own; Approved Document Q points to it for new homes

I've just moved in, or lost my keys. Should I change the lock, and to what?

Changing the cylinder is sensible either way, because there is no knowing who else has a copy of a key you did not have cut yourself. If you rent privately, agree it with your landlord or agent first (why). If Southwark Council is your landlord, it says "you must get our permission first" for improving your home at your own cost, so ask before fitting an upgrade.

For which lock, see the three standards: BS 3621, TS 007 and PAS 24. A one-star TS 007 cylinder on its own does not reach three stars.

Upgrades, gates and grilles, and our lock pages

Our lock upgrades and change locks pages go through the options in more detail. Council tenants thinking about a gate or grille should read the council's handbook first: "Do not install any security gates or grilles yourself without asking us for permission first."

Can you put a keypad or Bluetooth lock on my flat door?

Yes. Our smart lock page covers digital, keypad and Bluetooth locks. If you rent, ask your landlord, agent or the council first, as for any new lock. If your flat door is a fire door, check with the building's manager too, before anything is drilled or fitted.

Ask which standard the lock and its cylinder meet, and get it written on the quote. A keypad on the outside does not change the standard of the lock behind it.
