Since 24 November 2025, privately rented homes in 15 of Westminster’s 18 wards have needed a selective licence from the council. Pimlico South, St James’s and Vincent Square are the wards outside the scheme, and shared homes licensed as HMOs are dealt with separately. For those, a renewed additional HMO licensing scheme covers the whole of Westminster from 31 August 2026 to 30 August 2031: it applies where three or more people from two or more households share a kitchen or bathroom. Whichever licence a flat needs, this is the safety work we can do for it:

Six of our trades. Each has its own page with the full detail.
Leaks, blocked drains, boiler servicing and repairs, and landlord gas safety certificates. Our Gas Safe registration covers domestic gas work only, so a commercial kitchen’s gas appliances are outside it.
Fault-finding, repairs and installations under our NICEIC registration, which excludes rental EICRs, heat pumps, solar panels and battery storage. Power gone after hours? See our Central London emergency electricians.
Lockouts, lock changes and lock repairs for homes and business premises. Locked out tonight? Go to our Central London emergency locksmith page.
Cleaning for flats, offices and shops, quoted in writing like any other job.
Carpentry, plastering, tiling, flooring and decorating, booked as single jobs or as planned maintenance for a block or a run of lets.
Fitting and connecting kitchen appliances in flats, houses and staff kitchens.
We work for flat owners, landlords and businesses, on single repairs and on planned work.

Tell us what is wrong, the building name and flat number, and how we get in: a porter, a key safe or you at home.
The quote arrives in writing before any work starts. If a landlord or managing agent has to agree it, pass it on.
We book a plumber, electrician, locksmith or other trade to do the work the quote describes.
Faulty workmanship is covered for six months. Keep the quote and the invoice as your record of the job.
Thousands of Central London buildings are listed, and most homes are flats. Both affect how a repair is planned and who agrees to it.
Westminster has around 11,000 listed buildings and structures, and the City of London more than 600. Westminster City Council says listed building consent is needed for any work that would affect a building’s special architectural or historic interest, inside as well as out, and that work done without consent is a criminal offence even if you did not know the building was listed.
Post-war blocks count too. The Barbican, built between 1962 and 1982 for the City of London Corporation, has been listed at Grade II since 2001, flats and maisonettes included. If your building is listed, say so when you ask for a quote, and speak to the council’s planning team before anything original is altered. Our heritage property page sets out the repair work we offer on older buildings.
Westminster has 56 conservation areas and the City of London 28. Inside one in Westminster, demolition needs planning permission, and so do some alterations and extensions that would not need it elsewhere. The council also asks for six weeks’ notice before a tree is pruned or felled.
If a job will change how the front of a building looks, check with the council before you book it.
At the 2021 Census, 70.2% of Westminster households lived in a purpose-built block of flats, and another 16.1% in a converted or shared house. In the City of London the block-of-flats figure was 87%.
If you own a leasehold flat, your lease says whether repairs are yours or the landlord’s, and whether alterations need permission. Read it before booking work on a shared pipe, a riser or the roof. We can quote for the work inside your flat, and a managing agent can book us for the common parts.
Thames Water says most of the water in the South-East of England is hard, which leaves limescale behind. Its advice includes setting your hot water to 60 degrees and fitting a water softener to household appliances.
If scale has already clogged a shower, a tap or a cistern valve, we can quote for the repair or replacement.

You get a free written quote before any work starts, and our hourly rates are in the price table on this page.
Some Central London homes share a building with a business: at the 2021 Census, 2.1% of Westminster households lived in a commercial building, such as an office block, a hotel or over a shop. The same trades cover the flat and the business. Who agrees the quote is what changes.

Facilities and building managers can see our offer for each type of premises on its own page.
If your building or letting agent needs proof of insurance before we start, ask and we send it.
Our current policies run from 20 January 2026 to 19 January 2027. They give £10m of cover each for employers’ liability, public liability and products liability, and £5m of professional indemnity.

020 3627 0820 is answered 24 hours a day. Use it for a leak, a power cut or a lockout.

Before We Come
The Full Address
Give us the building name and flat number as well as the street and postcode.
Getting Into the Building
Tell us how the tradesperson gets in: a porter, a concierge, a key safe or someone at home. It also helps to say:
Parts
Parts we fit carry the manufacturer’s warranty. If you would rather have a different make from the one quoted, say so before the work is booked.
Dates for Landlords
The dates that decide when a Westminster let needs a licence or a safety check.
24 November 2025
Selective licensing began in 15 of Westminster’s 18 wards. The council says licences are typically granted for up to five years.
31 August 2026 to 30 August 2031
The renewed additional licensing scheme for shared houses and flats runs across the whole of Westminster.
Every 12 Months
Every Five Years
Most private landlords must have the electrics checked at least every five years by a properly qualified person. We do not issue that report, but we can quote for the repairs it lists.

Ring us, or send the contact form, and you get a written quote before any work starts.
Book work inside your flat yourself. For a leak from the roof or a shared pipe, check your lease and tell the managing agent too.
Report repairs to the council first. A few jobs are yours under the tenancy, such as internal doors, letterboxes, toilet seats and decorating, and we can quote for those.
Tell your landlord or letting agent first. If they ask you to book the work, send them our written quote before anything starts.
A business books us the same way a household does, with a written quote first, and we send the documents your facilities team asks for. Jobs we can quote for:

Answers for flat owners, tenants, landlords and businesses in Westminster and the City of London.
Yes. We cover the whole of Westminster and the City of London day and night, and the rest of the UK, including neighbouring areas such as Holborn and Bloomsbury.
When you ring, the building name and flat number help us most.
Ring the council first on 0800 358 3783. It treats burst pipes, a total loss of water or electricity, unsafe electrics and water getting into your electrics as emergencies.
Some jobs are yours under the tenancy: doors inside your home unless they are fire doors, letterboxes, toilet seats, kitchen and bathroom cabinets, and decorating. The council also says that if you or a guest cause damage, you may be recharged the cost of putting it right. We can quote for any of those.
We can do the gas safety check and the repairs an inspection turns up. The electrical condition report has to come from someone else.
Our engineers carry out gas safety checks under our Gas Safe registration for domestic gas, and the rate is in the pricing tab above. Our NICEIC registration does not cover electrical installation condition reports for rented homes, so we do not issue them. Once you have one, we can quote for the repairs it lists.
Yes, we can quote for repairs in listed buildings, but check the consent question first.
Westminster City Council says listed building consent is needed for any work that would affect a building’s special interest, inside or out. Tell us the building is listed when you ask for a quote, and talk to the council’s planning team before anything original is changed.
It depends on where the leak starts and on what the leases in your building say about repairs.
Tell your neighbour and the managing agent straight away. We can quote for the plumbing repair and for plastering and redecorating your ceiling afterwards.
Yes. We work day and night, weekends included.
Plumbing and electrical work costs £99 an hour plus VAT on weekdays from 7am to 6pm, £149.99 plus VAT in the evenings and at weekends, and £199 plus VAT between midnight and 7am, with a one-hour minimum and then 15-minute increments. If your building keeps an approved contractor list, ask and we send copies of our certificates, insurance confirmation and DBS details.
Ring the National Gas Emergency Service on 0800 111 999 first. That number is for any gas or carbon monoxide emergency.
Once the emergency is dealt with, ring us about the boiler. We repair and service domestic boilers under our Gas Safe registration.
Ring us. If our workmanship was at fault, the labour is guaranteed for six months.
A faulty part is covered by its manufacturer’s warranty. The quote and the invoice show what was done and when.
